If you are interested in renting an apartment home with us, follow these steps. Documentation may be submitted by email (Rent@LiveOakRentals.com) or fax (919-342-6627)
- Select a floor plan:
Our office is open most weekdays from 9 am - 3 pm. If you want to schedule a tour at an alternative time, submit a Showing Request and email or fax proof of identity (i.e. driver's license).

Every adult resident and co-signer (if required) must submit an application with the following documents and fees:
- Rental Application
- $50 non-refundable application fee by credit or debit card
- Photo identification
- Social Security Card
- 2 current sequential paystubs or income statements
- Parental Guarantee* (co-signers only)
Rent is withdrawn from one designated checking account. If a co-signer is required the checking account must be one of the co-signers. Please have the checking account owner submit:
- ACH debit form*
- Voided check

Once we have received the application and documents from all residents and co-signers (if required), we will review your application.
- Renter's insurance:
A renter insurance policy is needed before the lease can be signed.
- For residents who utilize our free renter insurance, a representative of State Farm will contact you.
- If you choose to setup your own policy, please provide us with a copy of the policy. Policy requirements can be found in Rental Requirements.
- Apartment Hold:
In order to hold a unit for a resident not moving in the next two weeks, we can fill out an Apartment Hold. There is a $500 hold deposit to be credited towards the first month's rent upon signing a lease.
- Lease:
Lease will be signed 10 days prior to the move-in and all residents must be present to sign the lease.
At lease signing, one month's rent, initial fees, and security deposit will be withdrawn from the designated checking account.
- Electric service:
Residents will not receive keys until apartment has electric service with Progress Energy: online form or 919-508-5400. Progress Energy will need several days to start service.
- Move-in:
Residents need to arrange a time when they can receive unit and mailbox keys.

* If co-signer is not local, document may be notarized and mailed to office.
